719 Ash Hotel Project Hill Requests Extension of Permits

719 AshSan Diego – 719 Ash Project, a 18 story hotel project on Cortez Hill has requested an extension of its design review and development permits to April 1, 2015 to allow for additional time to obtain financing.  The project site is on the South side of Ash Street between 7th & 8th Avenues, and would involve the demolition of the Rodeway Inn that currently occupies the site.  The project was originally approved on April 1, 2008, but was unable to obtain financing in the financial crash that shortly followed.  The permits were set to expire in 2011, but City Council granted a one year automatic permit extension for all projects that applied for it.

The project involves 2.0 of floor area ratio (FAR) bonuses (54,884 square feet) over the allowed 8.0 FAR for the site.  A 1.0 FAR bonus (27,442 square feet) will come from the Payment Bonus program upon payment of $442,669 for acquisition of parks, open space, or enhanced public right-of-ways in the Downtown Community Plan area. Another 1.0 FAR bonus will come from Green Building FAR program.

The project architect is Joseph Wong Associates and the property owner is B.F. Hospitality L.P.  Click here for the CCDC staff report or on the gallery images below for excerpts of the report.
