Design Review Begins on “SD Mega Block” Project

Lucia Nelo concept drawingSan Diego – The Lucia Nel Cielo apartment and retail development will come to the Centre City Advisory Committee’s Pre-Design Subcommittee on September 4, 2012 at 5:15 PM.  The proposed development is located at 16th Ave. & G St on a 547,204 square foot property  The proposal consists of a 23 story tower (240 feet height), with 424 market rate rental apartments ( studios and one-two bedrooms; 630 – 940 s.f.) and 3,370 square feet of retail.  The owner is SD Mega Block LLC (a hopefully tongue & cheek name) and the project architect is AVRP (Doug Austin leading the team).  Approximately 5,750 of urban open space are being proposed at the Northeast corner of the site (17th & F) in exchange for a 0.5 Floor Area Ratio bonus for a total FAR of 8.32.

The proposal is to retain the historically designated Snowflake Bakery Building, which has a 15,000 foot footprint, and demolish two other warehouse buildings on the site.

The project will require a discretionary approval permit (Planned Development Permit) due to the amount of above grade parking and its visibility from the street.  While the proposal does include two levels of below grade parking, the presence of two earthquake faults on the property is the reason being given for not placing more of the parking below grade and away from the street facing facades.  Click here (PDF warning – its a big document that may tie up computer for awhile) for the full Staff Report.
